My Friends,
Once I show my coaching students how to get Sellers to call them with
good deals, they have another hurdle to leap. One of the biggest fears
most of them have, is how to talk to these sellers when they call with
a potential deal.
Here is an example of the conversation you may have when a seller
gives you a call.
They leave a voicemail message.
You return their call.
NOTE: I just want to mention here how important it is to get back to
the people who call you as soon as possible... preferably within
minutes, certainly within the same day. You are in competition with
other investors who are trying to find sellers and you must compete!
Seller: Hello?
You: Hello, this is (Your Name). I was returning your call from
earlier today.
Seller: Oh, yeah. Thanks for calling me back. Do you buy homes?
You: Yes. Do you have one to sell?
Seller: Yes, I want to sell my house. (At this point listen to what
they have to say... they may give you a long story about their
situation and it will give you some insight about the possibility of
how good a deal you can get on their home).
After they are finished, they may ask you if you are interested in
looking at it or what type of home you are looking for. You need to
direct the conversation from here on out.
It is important to remember that whoever asks the questions is in
control of the conversation. Take control (in the nicest possible way)
and ask them if you can get some information about the property.
Here are some typical questions they may ask after they
tell you their story... or they may skip their story and go right to
the questions.
1. Do you buy property?
2. How much will you give me for my property?
3. Will you pay me cash for my property?
4. Are you a real estate agent?
5. How long does it take you to close?
6. Can you buy my property if it is in
foreclosure?
My standard answer to any of these questions at this point is:
You: Well, before I can tell you that, I need a little more
information.. I’d also like to look at the home to see if it fits my
needs as an investor. Do you mind if I ask you a few questions about
the property?
Seller: Go ahead.
This is where you start asking the questions on the "Seller
Questionnaire Form" that I include in the course.
You don’t need to ask questions that they’ve already told you, but
write everything down on the form. It will help you analyze the
property after you get off the phone.
Once you have the information that you need, you will want to politely
get them off the line as quickly as possible.
You will then want to sit down and analyze the investment to see if it
is right for you.
In the course, I also show you how to easily categorize potential real
estate investments. It is not difficult to quickly determine if the
property can make you money.
